Responsibilities

• Oversee operations of a portfolio of multi-family apartments, ensuring that teams adhere to established policies and procedures under the direction of the senior leadership
• Balance great customer service with strong financial performance, and the capability to develop strong teams
• Lead, motivate, manage, coach and monitor existing property managers assigned to this region
• Interview, hire, and train new team members, and manage their performance in accordance with LA Apartments’ standards and business practices
• Foster a positive working environment that supports team members’ dedication to the success of the organization
• Identify opportunities and areas for improving LA Apartments overall operation and success by offering suggestions, leading improvement initiatives and working with the various team members to implement
• Ensures that the entire portfolio meets the established operational, financial, government compliance, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results
• Verify that the appearance and physical aspects of the communities meet LA Apartments standards through routine site and safety inspections, and communicates concerns and requests for capital as needed to provide for the physical upkeep of each community in the portfolio
• Coordinates work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts and monitoring progress
• Support the current tenants by reviewing and listening to customer concerns and addressing them in a professional and timely manner
• Reviews, analyzes, and interprets market data to identify emerging trends that may impact the performance of the portfolio, and works with the community managers and others to develop and implement market plans that drive occupancy and revenue growth
• Work cross-functionally with our various departments
• Manage additional property management and operational projects as necessary

Qualifications

• 5+ years of multi-family property management experience is required
• 3+ years of management experience is required
• Willingness to learn, assimilate, and communicate what you know and what you don’t know honestly/directly
• Positive attitude, amazing verbal and written communication skills, and great passion for working smart and proactively
• Ability to juggle multiple priorities and make things happen in a fast-paced, dynamic environment; strong bias for action
• Demonstrated hands-on execution abilities and the ability to take on initiatives without direction
• Strong problem-solving skills, multitasking abilities and work ethic
• A valid driver’s license with a good condition operational vehicle
• Expertise with PC-based or Mac-based systems including Microsoft Office and Google Workspace. Experience with Rent Manager is desired but is not required
• The ability to speak and understand the Spanish language at a proficient level is required
• 4-year college degree is desired but is not required

Location

The position will be based out of our regional office in the Van Nuys area. The position requires travel to a variety of multi-family apartments located within 20 miles of the office.
