REAL ESTATE MANAGER PRIMARY RESPONSIBILITIES
The Real Estate Manager’s primary function is to directly manage all aspects of new store development including setting market optimization strategy, detailed financial market analysis, site selection, purchase and sale negotiations and close of escrow. Additionally, he or she leads the internal approval process with Senior Mgmt for markets and individual new store projects. The REM leads a cross-functional team through the entitlement process and throughout construction to store opening.
- Selects property sites for store placement; negotiates purchase and sale contracts, coordinates all purchase and sale agreement conditions precedent for purchase of property used for development
- Works with local brokers, legal counsel and sellers/developers to reach agreements that define financial and construction obligations within acceptable limits of Company criteria
- Works closely with entitlements consultants to address any unique development requirements for third party approvals that could impact timing of real estate closings
- Leads internal approval process for market strategy and individual sites with Senior Management
- Works with Finance, Business Intelligence Team, Tango software to strategize markets, create predictive analytics scenarios, and run financial pro formas
- Manages and directs multiple consultants, sellers and internal departments regarding the timely delivery of permits, construction star dates, and store openings. Complete additional ad hoc projects as needed
- Travels to and presents at public meetings related to development; attends industry conferences
REAL ESTATE MANAGER MINIMUM REQUIREMENTS
- College degree - or equivalent experience
- Five to eight years experience in commercial / corporate real estate and development.
- Advanced understanding of land use codes and commercial applications.
- Advance skills and extensive experience in complicated negotiations.
- Ability to manage and deliver multiple real estate developments simultaneously.
