Position Overview:

The PHOENIX Document Specialist (REO Division) will be responsible for identifying and resolving potential and active lien issues for defaulted residential properties nationwide. This position will work closely with both TAX, HOA, & COA entities, assuring title will be free and clear of any related issues. The successful candidate will be excellent at managing daily priorities within an excel format and multiple web-based platforms, while using online resources relentlessly to identify, approach, and negotiate with the appropriate parties. The Document Specialist will be part of the Lien Resolution team, while locating records regarding taxes and association accounts, identifying liens and judgements, as well as foreclosure proceedings.

Essential Duties & Responsibilities:

  • Obtain and process COA/HOA information, invoices and/or ledgers
  • Processing orders through a variety of tasks such as, bank questionnaire processing, online research, document management, or performing manual workflows
  • Log documents into database and system of record
  • Communication via phone calls, emails, fax, and system notes

Qualifications, Knowledge, and Skills:

  • Adaptive, critical attention to detail, and a quick learner
  • Ability to motivate vendors to obtain needed information in a timely manner
  • Ability to organize and prioritize based on monitoring system-generated reports.
  • Must have the ability to prioritize, manage time well, troubleshoot and work in a fast-paced and deadline driven environment
  • Takes the initiative, is self-motivated, and able to work independently
  • Excellent verbal and written communication skills
  • Strong knowledge of email/proficient computer skills including MS Office

Education & Experience:

  • 1+ years’ experience with researching and obtaining title documents
  • Understanding of settlement statements, loan documents, and title insurance (preferred, not required)
  • Knowledge of general real estate practices a plus
  • General understanding of HOA & COA requirements
  • Previous experience in a customer or client service capacity
  • Measurable success on the phone
