The Collier Companies is seeking a Director of Pre-Construction.

The successful Director of Pre-Construction will have a minimum of 10 years’ of field experience in Multi-family construction management. The Pre-Construction Manager is responsible for estimating, Issuing bid packages, maintaining budgets for multiple projects simultaneously.

Your Skills - Show us what you got!
Participates in the design development of floor plans, building composites, building elevations, amenity structure, site planning, civil design and landscape/hardscape design.- Prepares conceptual budgets for the Development Team to assist with the due diligence process from DD phase through the development of Construction Drawings.
- Creates and distributes bid packages, reviews and evaluates bids and proposals, prepared presentable worksheets for evaluation of the Exec team.
- Assist President of Construction with negotiation of contracts for selected contractors.
- Manages all budgets and estimates at various stages of each project.
- Creates and maintains Master Budget based upon historical data for Lumber, Steel and Concrete Construction.
- Familiar with the various types of contracts, LS, GMP
- Ability to do Material takeoff’s.
- Assist Project Managers with review of change orders.
- Proficient in MS Office, Estimating software, MS Project.
Day to Day:
Reviews Construction Drawings for completeness and accuracy at the various stages of design.- Review drawings for cost saving options.
- Assist Design team with budgets for projects, provide updated budgets based upon scope and spec changes to the project.
- Create a bid schedule.
- Maintains relationships with Estimating Departments of the various General Contractors and keeps abreast of pricing trends.
- Prepares and issue Bid Packages.
- Schedule and conduct scope review meetings with GC’s.
- Creates Bid Leveling Reports, identifies potential financial exposures on the project, ensuring completeness of the scope of works.
- Maintain and foster positive working relationships with all parties involved
- Represent TCC as a professional at all times
