About the opportunity:
Essential Functions:
- Resident Relations; answer calls, meet with residents, return voicemails and emails
- Process payments daily (some weekends will be required)
- Audit move-in files and post payments
- Prepare Lease Renewal Letters
- Receive, complete and return copy to resident of Notice to Vacate (and any changes/cancels)
- Prepare three-day Notice to Pay or Quit / Cure or Quit
- Prepare Balance Due and NSF Notifications
- Follow up with residents consistently to collect all outstanding balances
- Prepare files to forward to Legal Department to initiate Unlawful Detainers (be available to appear in court, when needed)
- Prepare FAS (Final Accounting Statement) and revise, when needed
- Respond to FAS Inbox
- Respond to Verification of Residency Inbox
- Prepare move-out files to forward to Collection Department
- Other duties; Assist with Renter Insurance, Vacancy Recovery, etc., various special projects, as requested.
Qualifications:
- Previous Property Management experience required. Approximately two years or equivalent.
- Customer Service and/or Accounting background also helpful.
- COMPUTER LITERACY: Above average knowledge of Microsoft Office products (Outlook, Word, Excel, etc.) Basic understanding of the Internet (various browsers, search methods.) Familiar with handling/processing other common file extensions, i.e. PDF, JPG, etc. Experience in property management software (RealPage / OneSite preferred) and/or ability to learn it quickly.
- DEXTERITY: Good typing/keyboarding skills and use of 10 key required.
- LANGUAGE ABILITY: Ability to communicate professionally in both oral and written manner, using complex sentences with correct grammar (tense, punctuation, pronunciation, as well as a good vocabulary.)
- MATH ABILITY: Ability to perform basic math skills, use of decimals to compute percentiles and prorates. Familiarity of basic bookkeeping
